The basic duties of the department include managing the day-to-day operations of Co-op City's three shopping and community centers. We negotiate and finalize all commercial and professional tenant leases and implement and supervise all necessary repairs and renovations in the shopping and community centers.
The department also supervises the rental of community rooms. While
some rooms are rented to Co-op City organizations permanently, most are rented
for periods ranging from one day to multiple days. We ensure that
contracts are properly executed, collect fees, distribute security deposits,
prepare and execute short-term leases and assist in setting up and selling
tickets for Co-op City's annual fairs.
In addition, we ensure commercial and professional compliance with commercial lease parameters, insurance requirements, and New York City's Building Department regulations and represent RiverBay Corporation at court appearances. The department address all merchant and cooperator concerns pertaining to the shopping and community centers and responds to all janitorial related emergencies throughout the development after 4:00 p.m.
